Is Wilmington or New Bern, NC the better place to live? New Bern is the smaller, quieter and less expensive river town. Redfin’s latest New Bern median was about $342,200 (three months ending June 2026), compared with about $469,700 in Wilmington (three months ending August 2026). Wilmington has the beaches, a bigger job market and more flights. New Bern has lower prices, lower rents and smaller recent insurance increases.
I’m Tabi, a REALTOR® with Coldwell Banker Sea Coast Advantage in Wilmington. New Bern comes up a lot with buyers who want a historic, walkable waterfront town in eastern North Carolina. The two cities are about 95 to 100 miles apart, roughly two hours by car on US-17. Both are in North Carolina, so state income tax is the same. The differences are price, local taxes, insurance, flood history and lifestyle.

- Median sale price (Redfin): about $342,200 in New Bern (3 months ending June 2026, up 5.3% year over year) vs. about $469,700 in Wilmington (3 months ending August 2026, up 3.2%).

Home prices: New Bern costs less
Redfin’s most recent New Bern city median was about $342,200 for the three months ending June 2026, up 5.3% from a year earlier. Wilmington’s median was about $469,700 for the three months ending August 2026. The periods aren’t identical, but the gap is well over $100,000. New Bern homes had a median of 54 days on market, similar to Wilmington’s 56.

Taxes: lower home prices, higher property tax rate
For FY2026–27, Craven County kept its rate at 44.48 cents per $100 (Craven County, June 2026). The City of New Bern raised its rate to about 41 cents (NewBernNow, May 2026). That’s roughly 85 cents per $100 combined inside city limits, compared with about 63.75 cents in Wilmington.
Because New Bern’s home prices are lower, the dollar difference is smaller than the rate difference. For example, a $350,000 home in New Bern would owe about $2,990 a year at those rates, and a $470,000 home in Wilmington would owe about $2,996. Sales tax is 6.75% in Craven County and 7% in New Hanover County.
Insurance: smaller recent increases in Craven County
In the January 2025 settlement between the NC Department of Insurance and the NC Rate Bureau, the coastal territory that includes Craven County got increases of just 1.0% in 2025 and 0.9% in 2026. The territories that include New Hanover County got about 5% to 16% in each of those years, with beach areas at the high end. Rate changes aren’t the same as total premiums, and flood insurance is separate in both places.

Hurricanes: Florence hit New Bern hard
Hurricane Florence in 2018 pushed about 10 feet of storm surge up the Neuse River into New Bern, according to National Hurricane Center figures reported by Weather Underground. News reports at the time counted more than 4,200 homes and 300 commercial buildings damaged and about 800 people rescued (Global News, September 2018).

Jobs and the economy
New Bern’s economy includes health care, government and the nearby military. CarolinaEast Medical Center is a 350-bed health system based in New Bern. Fleet Readiness Center East at Marine Corps Air Station Cherry Point in Havelock, about 20 miles away, employs more than 3,600 military, civilian and contract workers (NAVAIR). New Bern’s metro unemployment rate was 3.6% in July 2026.

Airports: EWN vs. ILM
Coastal Carolina Regional Airport (EWN) in New Bern offers American Airlines flights to Charlotte and Breeze Airways flights to Hartford and Orlando a couple of times a week. Wilmington International (ILM) had more than 1.8 million passengers in 2025 and 12 year-round nonstop destinations (WilmingtonBiz, February 2026).
Water
New Bern’s water comes from groundwater, not a river. The city draws from the Castle Hayne aquifer through 15 wells and from the Black Creek aquifer through 5 wells near Cove City, and it treats the Castle Hayne water for iron, manganese and hardness (City of New Bern). Lifestyle: historic river town or coastal city
New Bern is North Carolina’s colonial capital. Tryon Palace was built from 1767 to 1770 as the colony’s first permanent capitol, and Pepsi-Cola got its name at Caleb Bradham’s downtown drugstore in 1898. The historic downtown sits on the water, and the Crystal Coast beaches are about an hour away. Wilmington offers a larger historic riverfront downtown, a university, more restaurants and events, and beaches like Wrightsville, Carolina and Kure within about 20 to 30 minutes. Neither is “better.” It depends on your budget, work and how close you want to be to the beach.
