Quick answer: Moving from Boston to Wilmington NC cuts the median home price by about 45% ($859,431 in Boston vs. $469,689 in Wilmington, Redfin, August 2026), swaps Massachusetts’ 5% income tax for North Carolina’s flat 3.99%, and puts you about 800 miles and a 12 to 13 hour drive from the city. The two biggest adjustments are driving everywhere and pricing coastal insurance before you fall for a house.
I’m Tabi, a REALTOR® with Coldwell Banker Sea Coast Advantage. Redfin’s migration data for April through June 2026 ranked Boston third among the metros sending people to Wilmington. We compared a lot of coast before choosing Wilmington in 2021, so I remember building a budget for a place I’d only visited. Here’s what actually changes when you move from greater Boston to the Cape Fear coast, with every number dated and sourced. If you’re earlier in the process, start with is Wilmington a good place to live and, for balance, reasons not to move to Wilmington.
Moving from Boston to Wilmington NC: the money side, side by side
- Home prices. Boston’s median sale price was $859,431 in August 2026, up 3.4% year over year, with a median 26 days on market (Redfin, Boston, MA). Wilmington’s median was $469,689, up 3.2%, with 56 days on market (Redfin, August 2026). Prices are rising at nearly the same rate; homes here just sit about a month longer.
- Property tax. Boston’s FY2026 residential rate is $12.40 per $1,000 of assessed value, and owner-occupants who qualify for the residential exemption saved up to $4,353.74 in FY2026 (City of Boston Assessing). On a home assessed at Boston’s median price, that works out to about $10,657 before the exemption and about $6,303 after. In Wilmington, the FY2026-27 combined rate inside city limits is 63.75¢ per $100 (30.6¢ county plus 33.15¢ city), about $2,994 a year on a $469,689 home; outside city limits it is 37.85¢, about $1,778. One honest caveat: Boston’s exemption is generous, so on a same-priced house the Boston bill can come out lower. My 2026 property tax post explains what changed here this year.
- Income tax. Massachusetts taxes income at a flat 5%, plus a 4% surtax on taxable income over $1,107,750 for tax year 2026 (Massachusetts DOR). North Carolina charges a flat 3.99% for 2026 (NC Department of Revenue). Neither state taxes Social Security benefits.
- Sales tax. Massachusetts charges 6.25% statewide (Massachusetts DOR); New Hanover County’s combined rate is 7% (NC Department of Revenue).
- Car taxes. Massachusetts cities and towns bill a motor vehicle excise of $25 per $1,000 of value, based on a set percentage of the manufacturer’s list price that drops from 90% in the model year to 10% from the fifth year on (Massachusetts DOR). North Carolina bills county vehicle property tax with your annual registration renewal instead (details under paperwork below).
- Homeowners insurance. This one goes the other way. NerdWallet’s May 2026 analysis puts the average premium for $400,000 of dwelling coverage at $1,645 a year in Massachusetts and $3,025 in North Carolina. Wilmington runs higher than the state figure: published 2026 estimates range from about $3,400 to about $7,200 a year depending on the ZIP code and the house, and wind and flood coverage are often separate policies. My Wilmington homeowners insurance guide explains why quotes vary so much.
- Rent. Average apartment rent is $3,710 in Boston versus $1,658 in Wilmington (RentCafe/Yardi Matrix, data as of August 31, 2026).
- Cost-of-living index. On the C2ER Cost of Living Index as reported by RentCafe, Boston sat 46% above the national average with housing 119% above (March 2025 data, the latest Boston figures RentCafe has published). Wilmington sits about 5% below the national average, with housing about 21% lower (RentCafe, September 2026). My cost of living in Wilmington post covers what you actually need to earn here.
Getting back and forth
Driving. Downtown Boston to downtown Wilmington is about 800 miles, almost all of it on I-95 through Connecticut, the New York area, New Jersey, and Virginia, then I-40 east into Wilmington. Mapping apps typically quote 12 to 13 hours without stops, and the New York and Washington stretches can add more, so plan on splitting it over two days.
Flying. Wilmington International Airport (ILM) does have nonstop service to Boston Logan (BOS), but flyILM’s airline page lists all three Boston routes as seasonal as of September 2026: American, Delta, and JetBlue. Breeze Airways also flies nonstop to Providence (PVD) and Hartford (BDL), which flyILM lists without a seasonal label. When the Boston nonstops aren’t running, the usual one-stop options connect through hubs ILM serves year-round, such as Charlotte, Philadelphia, Washington National, New York LaGuardia, or Atlanta. Schedules change, so confirm with the airline before counting on a specific flight.

Train. Amtrak does not serve Wilmington. A trip north means a flight or a car.
What changes day to day
Weather and seasons. NOAA’s 1991-2020 normals give Boston Logan an average January high of 36.8°F, a July high of 82.1°F, about 43.6 inches of precipitation a year, and 49.2 inches of snow. Wilmington’s normals are a 57.2°F January high, a 90.0°F July high, about 60.2 inches of rain, and 0.9 inches of snow (NOAA NCEI, Wilmington International Airport station). You trade shoveling for a long, humid summer and afternoon thunderstorms that drop a lot of rain fast.
Hurricane season. Atlantic hurricane season runs June 1 through November 30. The useful questions are about a specific property’s flood zone, elevation, roof, and insurance, not the region as a whole. My hurricane risk guide for buyers covers how to research a house before you write an offer.
Will I miss the T? Probably. Wilmington has a public bus system, Wave Transit, but there is no subway or commuter rail, and most trips happen by car. Budget for a car per adult if you don’t already have one. The upside is that most cross-town drives are measured in minutes, parking is usually at your door, and downtown and the beach towns are walkable once you park.
Is the seafood any good? You’ll find plenty. Shrimp, flounder, and local oysters in season are the staples, along with eastern North Carolina barbecue and a growing downtown restaurant scene.
What about game day? There are no major-league professional teams in Wilmington. Local options are UNCW Seahawks college athletics and the Wilmington Sharks summer collegiate baseball team; Raleigh and Charlotte, each a little over two hours away, have the pro teams.
The river and the beaches. Downtown sits on the Cape Fear River with a Riverwalk along the waterfront. Wrightsville Beach is about 20 minutes from downtown; Carolina Beach and Kure Beach are about 30 minutes south. Beach access is public, with paid parking in season.

Where people from Boston tend to look
Every buyer is different, so here are the areas by their attributes. My best neighborhoods in Wilmington guide goes deeper on all of them.
- Downtown Wilmington is the walkable, historic option, closer in feel to older Boston neighborhoods: historic homes, condos, restaurants, and the Riverwalk. Lots are small and many homes are older.
- Midtown and the UNCW area is the convenient middle: established neighborhoods, short drives to everything, and a wide price range.
- Ogden and Mayfaire and Landfall sit between the city and Wrightsville Beach, with shopping, newer construction, and gated golf and Intracoastal communities close to the water.
- RiverLights is a master-planned, mostly new-construction community on the Cape Fear River south of downtown with trails, a lake, and a small commercial village.
- Wrightsville Beach and Carolina Beach are the island towns, with the most direct water access and the highest insurance and flood considerations.
- Leland, across the river, and Porters Neck and Hampstead to the north offer more new construction and larger lots, with a commute that depends on the bridge or the Hampstead Bypass.

The paperwork
- Driver license and registration. New residents have 60 days after establishing a permanent residence to get an NC driver license and to title and register their vehicles (NCDMV, Moving to North Carolina). Book DMV appointments early.
- Vehicle taxes. NC charges a 3% highway-use tax when you title a car instead of sales tax; for a vehicle titled in your name in another state for at least 90 days, the tax is capped at $250 (N.C.G.S. 105-187.6). After that, county vehicle property tax is billed with your annual registration renewal under Tag & Tax Together (NCDMV).
- Insurance quotes before due diligence ends. North Carolina contracts include a due-diligence period during which you can walk away for any reason. Get a real homeowners quote on the exact address, ask whether wind is included or excluded, and check the flood zone before it ends. My buying a home in Wilmington guide explains the timeline.
- No residential exemption. Boston’s residential exemption has no North Carolina equivalent for most owners. NC’s homestead exclusion is limited to owners 65 or older or permanently disabled who meet an income limit, so don’t expect a credit on your first New Hanover County bill.
- More checklists. My moving to Wilmington resource links page collects utility, voter registration, and county office links in one place. Coming from New York instead? See moving from New York to Wilmington.
Timing your move
Wilmington’s market has slowed to a more deliberate pace: the median home took 56 days to sell in August 2026, about 30 days longer than a year earlier (Redfin), compared with 26 days in Boston. My September 2026 market update covers what that means for negotiating repairs and closing costs. Spring and early summer bring the most new listings; late fall and winter bring fewer listings but less competition. Hurricane season runs June through November, and insurers can pause new policies while a named storm is active, so build a cushion into a late-summer closing. New Hanover County Schools assigns students by home address, so confirm the assignment for any specific address before going under contract; my school enrollment and assignment guide links to the NC School Report Cards.
