55+ and Active Adult Communities Near Wilmington NC: What They Are and Who Has Them

Last updated

New construction model home in the Leland NC area

If you’ve been searching for 55+ communities near Wilmington NC, you’re probably trying to picture what a regular Tuesday could look like here. A pool. A walking trail. Neighbors who wave. I get it, and I’d love to make this simple.

Here’s the plain version: what “55+” actually means, which communities near Wilmington are age-restricted, which popular ones are open to everyone, and what I’d check before you fall in love with a clubhouse.

What “55+” actually means

Housing law normally says a community can’t turn people away based on who lives in the household. There’s one exception. A federal law lets a community set itself up as housing for older persons. The common version is the “55 and older” community, where at least 80% of the homes have to have at least one resident who is 55 or older. The community has to follow the rules to keep that status, and the details live in its governing documents. You can read the plain-English overview on HUD’s site.

Two things trip people up. First, “active adult” is a marketing phrase, not a legal one. A community can call itself active adult and still be open to all ages. Second, a lot of the big, amenity-rich communities near Wilmington are not age-restricted, and plenty of people retiring here pick those on purpose. Neither one is better. They’re just different, and the only way to know which kind you’re looking at is to read the documents.

Age-restricted 55+ communities near Wilmington NC

These three are set up as 55+ communities, according to the builder’s own websites as of October 2026. All three are Del Webb neighborhoods, and all three have an HOA.

  • Del Webb Wilmington at Riverlights (Wilmington, New Hanover County). Age-restricted 55+. Built out between 2016 and 2023, so most homes here come up as resales now. The builder lists indoor and outdoor pools, tennis, pickleball, and resident clubs, and residents can also use the amenities of the larger Riverlights community, which is open to all ages. Builder page.
  • Del Webb at Mallory Creek (Leland, Brunswick County). Age-restricted 55+ and still selling new homes. The builder lists 800 single-level homesites, a 20,000+ square foot clubhouse, indoor and outdoor pools, a fitness center, pickleball, bocce, walking trails, a dog park, and an on-site lifestyle director. The builder says HOA dues include high-speed internet. Builder page.
  • Del Webb Ocean Isle Beach (Shallotte area, Brunswick County). Age-restricted 55+, gated, and selling new homes a short drive from the Brunswick County beaches. The builder lists a 20,000 square foot clubhouse, an outdoor resort pool, an indoor lap pool, eight pickleball courts, bocce, an amphitheater, and walking trails. Builder page.

New construction is a big part of the 55+ picture here, especially on the Brunswick County side.

All-ages communities people retiring here look at too

These are big master-planned communities with the kind of amenities people picture when they think “retirement,” but they are not set up as 55+ communities. Anyone can buy. Each has an HOA or property owners’ association. Amenity lists below come from each community’s own website as of October 2026.

  • Brunswick Forest (Leland, Brunswick County). The community’s own website says plainly that it is not age-restricted. About 4,500 wooded acres with a fitness center, pools, Cape Fear National golf, tennis and pickleball, walking and biking trails, kayak and canoe launches, and The Villages town center with shopping, dining, and medical offices. Community site.
  • Compass Pointe (Leland, Brunswick County). The website doesn’t list an age restriction. Known for the Grand Lanai, an outdoor pool with a lazy river, a wellness center, and a private golf club for homeowners. Community site.
  • St. James (Southport, Brunswick County). The website doesn’t list an age restriction. It lists 81 holes of golf, a marina on the Intracoastal Waterway, a private oceanfront beach club, about 30 miles of trails, five clubhouses, and a wellness center. Downtown Southport is about four miles from the main gate. Community site.

What about Pender County? As of October 2026, I couldn’t find a community in Pender County that lists 55+ status on an official builder or community site. What Pender has instead is a lot of regular neighborhoods, many with single-level new construction, especially around Hampstead. My Hampstead guide covers that side of the river.

Covered porches and single-level plans show up in both 55+ and all-ages communities here.

What I’d check before you fall for a clubhouse

  • The age rule, in writing. If 55+ matters to you, confirm it in the governing documents, not the brochure. Ask how the community handles a younger spouse, an adult child who needs to move in for a while, or grandkids who visit for the summer.
  • HOA dues and what they cover. Dues can include things like internet, lawn care, or the pool, or none of those. Get the current number from the HOA itself, plus the budget and any planned special assessments. My HOA fees guide has the full list of questions.
  • New build or resale. A finished community like Del Webb Wilmington means mature landscaping and settled-in neighbors. A community still building means you can pick your lot and finishes, and you’ll live next to construction for a while.
  • Drive times that matter to you. The hospital, the airport, the beach you’ll actually use. I put the everyday stuff together in healthcare, airports and getting around for Wilmington retirees.
  • Flood zone and insurance. This is coastal North Carolina. Check the flood zone and get an insurance quote on the specific house before you’re emotionally attached. Here’s how to check flood zones.

Established Wilmington neighborhoods are an option too. Not everyone wants a gate and a clubhouse.
