Retiring in Wilmington NC: What to Know Before You Move

Last updated

Contemporary waterfront apartments with marina and boats in a scenic setting.

Maybe you’ve visited once and couldn’t stop thinking about it. Maybe you’ve never been, and the search just started with “retiring in Wilmington NC” at 9pm on a Tuesday. Either way, you’re probably asking the same things everyone asks me: what’s it actually like, what will it cost, and how does buying a house from another state even work?

Here’s the whole thing in one page, in plain words. No pitch, no pressure. I moved here in 2021 myself, so I remember the questions.

Why people pick the Cape Fear coast

Wilmington sits between a river and the ocean. Downtown runs along the Cape Fear River with a boardwalk, restaurants, and a historic district you can walk. Fifteen to thirty minutes the other way are three beach towns: Wrightsville, Carolina Beach, and Kure. The weather is the other reason. January highs average about 57°F and July highs about 90°F, with roughly 60 inches of rain a year (National Weather Service, 1991–2020 normals). Winters are short. Summers are hot and humid. Hurricane season is real, and you plan for it the way people up north plan for snow.

Grab my free Moving to Wilmington buyer guide. It walks you through the counties, the costs, and how buying from out of state actually works.

The three counties, in one paragraph each

New Hanover County is Wilmington itself plus the beach towns. It’s the smallest of the three and the most built-out, so you get the hospital, the airport, the restaurants, and the shortest drives to the ocean. Homes range from historic downtown to newer neighborhoods and a 55+ community inside Riverlights.

Brunswick County is across the river to the south and west: Leland, Southport, and a string of quieter beaches like Oak Island and Ocean Isle. This is where most of the big master-planned communities are, including the age-restricted Del Webb neighborhoods and all-ages communities like Brunswick Forest and St. James. Lots of new construction, lots of golf, a bit more driving.

Pender County is north: Hampstead, Surf City, and Topsail Island, plus a lot of rural land. It’s more spread out, with newer neighborhoods along the highway and homes on bigger lots. A new hospital on Wilmington’s north side opened in 2026, which shortened the drive for this side.

What retiring in Wilmington NC usually costs you

I keep the big picture here and put the details, with official links, in a separate post. The short version:

  • Income tax. North Carolina does not tax Social Security. Most other retirement income is taxed at one flat rate, 3.99% for 2026 (NC Department of Revenue).
  • Property tax. Set by the county, plus the city if you’re inside city limits. Homeowners 65 and older under an income limit can apply for a state property tax exclusion.
  • Insurance. On the coast, wind and flood coverage can be separate policies. Get a quote on a specific house before you fall in love with it.
  • HOA dues. Most newer communities have them. What they cover varies a lot.

All of it, with the current numbers and the official sources, is in what retirement costs in North Carolina. Run it past a CPA before you decide anything.

Taxes depend on which side of a city line a house sits on. Insurance depends on how close it is to the water.

Healthcare and getting around

The main hospital is Novant Health New Hanover Regional Medical Center in Wilmington, a Level II trauma center. Novant also has smaller hospitals in Scotts Hill (north Wilmington, opened 2026), Bolivia in Brunswick County, and Burgaw in Pender County, and Dosher Memorial is in Southport. Wilmington International Airport (ILM) is about 15 minutes from most of town, with seven airlines and nonstop flights to about 25 cities as of October 2026; my airport guide has the details. Wave Transit runs the buses and a door-to-door van service, and the Cross-City Trail is a 15-mile paved path from the parks to Wrightsville Beach. I put the everyday stuff together in healthcare, airports and getting around for Wilmington retirees.

How buying from out of state works

1. Visit, or video-tour. Most people come for a few days first. I’ll map a route so you see the river, the beaches, and a few neighborhoods without wasting a day. If you can’t come, I walk homes on video and send you the whole thing.

2. Sign a buyer agreement before we tour. In North Carolina, you’ll sign a written agreement with your agent before touring homes together. It spells out what I do for you. Ask me anything about it; there’s nothing hidden in there. (NC REALTORS® explainer)

3. Make an offer with a due diligence period. North Carolina contracts give you a set window, which we negotiate, to inspect the house, get your insurance quotes, line up your loan if you have one, and change your mind for any reason. You usually pay a due diligence fee to the seller for that window, plus an earnest money deposit that comes back to you if you walk away in time. (NC Real Estate Commission)

4. Close. In North Carolina a real estate attorney handles closing. Most out-of-state buyers sign remotely or a day or two before, and you don’t have to be in the room when the keys change hands.

Questions people ask me first

Does North Carolina tax Social Security?

No. Social Security benefits are not taxed by North Carolina. Other retirement income, like pensions and IRA withdrawals, is generally taxed at the state’s flat rate, which is 3.99% for 2026.

Are there 55+ communities in Wilmington?

Yes. Del Webb Wilmington at Riverlights is age-restricted 55+ in Wilmington, and Del Webb at Mallory Creek and Del Webb Ocean Isle Beach are 55+ in Brunswick County. Big communities like Brunswick Forest, Compass Pointe, and St. James are open to all ages.

How far is the hospital?

It depends on where you land. Novant Health New Hanover Regional Medical Center is in central Wilmington. There are also Novant hospitals in Scotts Hill, Bolivia, and Burgaw, and Dosher Memorial in Southport. If you see specialists, call the local practices before you pick a neighborhood.

Do I need to visit before I buy?

I’d strongly suggest at least one trip, because the three counties feel different in person. But people do buy from a distance. North Carolina’s due diligence period gives you a window to inspect and change your mind, and video walk-throughs cover a lot.

Will reaching out feel like a sales pitch?

No. Most people who message me are a year or more away from moving. I’ll answer your questions, send you a few listings to run numbers on, and check in when you want me to. That’s it.

Do you have to decide anything right now?

No. The right time to start asking questions is while there’s still room to plan. Sometimes the honest answer after a visit is “not this county” or “not this year,” and I’ll tell you that too.
