Best Places to Live Near Wilmington, NC: A Guide to the Surrounding Towns (2026)

What are the best places to live near Wilmington, NC? There’s no single “best” town; it depends on what you want. The main options just outside the city are Leland and the rest of northern Brunswick County, Hampstead and Rocky Point in Pender County, Castle Hayne in northern New Hanover County, and the beach towns of Carolina Beach, Kure Beach, and Wrightsville Beach. Each trades something different: price, lot size, commute, beach access, taxes, or insurance. The right one depends on what you need day to day.

I’m Tabi, a REALTOR® with Coldwell Banker Sea Coast Advantage. A lot of my clients start their search in Wilmington and end up looking just outside it, usually for more space or a better price. Here’s an honest guide to the towns around Wilmington: what each offers, what to watch for, and how to choose.

Why so many buyers look outside the city

The growth numbers tell the story. According to 2025 Census estimates reported by WilmingtonBiz, Brunswick County grew about 4.7% in one year, the fastest of any county in North Carolina. Pender County grew about 2.8%, among the fastest in the state. New Hanover County, home to Wilmington, grew about 1.1%.

The biggest driver is price. In May 2026, the City of Wilmington’s median sale price was about $487,000, compared with about $420,000 in Leland. More buyers are trading a longer drive for more house, a bigger lot, or newer construction.

Leland and northern Brunswick County

What it offers: newer construction, large master-planned communities with pools, trails, and golf, and prices that are often lower than comparable homes in Wilmington. Leland has added a lot of new homes in recent years, and new shopping and services keep arriving.

What to know: most commutes into Wilmington cross the Cape Fear River, and the Cape Fear Memorial Bridge replacement, including a possible toll, is still being decided. Brunswick County’s 2026–27 property tax rate is 34¢ per $100, plus a town rate inside Leland limits. On the plus side, Leland’s 28451 ZIP had one of the smallest approved homeowners insurance base-rate increases in the area.

Hampstead (Pender County)

What it offers: a rural-suburban feel between Wilmington and Jacksonville, with larger lots, golf communities, and easy access to the Topsail Island beaches.

What to know: the US 17 Hampstead Bypass is under active construction, with work expected to continue through about 2030. It should help traffic long term, but expect construction delays in the meantime. Pender County sets its own property tax rate, so check the county’s current rate for any home you’re considering.

Rocky Point (Pender County)

What it offers: a quieter, more rural setting just north of Wilmington with more land for the money. It has Cape Fear River access and a reasonable drive to both Wilmington and Topsail Island.

What to know: many homes are on private wells and septic systems. Plan to test well water, including for PFAS, and inspect the septic system during due diligence. Check flood zones carefully near the river and creeks.

Castle Hayne (northern New Hanover County)

What it offers: a rural-suburban community along the Cape Fear River, about 15 minutes from downtown Wilmington. It mixes agricultural roots with newer riverfront communities.

What to know: Castle Hayne is in unincorporated New Hanover County, so homes pay the county rate (30.6¢ per $100 for 2026–27) plus a fire district rate, but not Wilmington city taxes. Unincorporated New Hanover County also earns a 15% flood insurance discount through FEMA’s Community Rating System for policies in high-risk zones. Check whether a home is on public water and sewer or a private well and septic.

Carolina Beach and Kure Beach (Pleasure Island)

What it offers: island living south of Wilmington, with Carolina Beach’s boardwalk and a 760-acre state park, and Kure Beach’s quieter residential feel.

What to know: island homes generally fall in the beach insurance territory, which saw the largest approved homeowners base-rate increases in the area (about 32% over two years). Confirm the territory for any specific address. Flood insurance matters here. Carolina Beach earns a 20% CRS flood insurance discount and Kure Beach earns 10%. Traffic on and off the island is heaviest on summer weekends, and the September 2024 flooding showed how much rain this area can get.

Wrightsville Beach

What it offers: a walkable barrier-island town just east of Wilmington, with historic beach cottages, oceanfront condos, and Banks Channel boating.

What to know: island prices typically run well above the mainland medians above, so check recent sales for the specific street, and island homes generally fall in the beach insurance territory. Wrightsville Beach earns a 15% CRS flood insurance discount. Three bridges into the town are scheduled to be replaced from late 2026 through about 2030, and NCDOT has committed to keeping two lanes open during construction.

How to choose

Start with these questions:

  • Where will you drive every day? Work, school, the gym, and the doctor. Drive those routes at rush hour before you buy.
  • How much do bridges and construction matter to you? The Memorial Bridge, the Hampstead Bypass, and the Wrightsville bridges will all affect commutes for years.
  • What’s your insurance budget? Beach, most-of-Wilmington, and western territories were rated very differently. Get quotes on real addresses. Here’s what homeowners insurance costs around Wilmington.
  • City, town, or unincorporated? Property taxes and flood insurance discounts change with the jurisdiction line.
  • Public utilities or well and septic? Rural areas often mean more land but more maintenance and testing.

  • School assignments: the school district’s own address lookup tool, since boundaries can change
