Where is Pine Valley in Wilmington, NC? Pine Valley is an established, mostly single-family area in south-central Wilmington, built around the private Pine Valley Country Club (established 1955) off South College Road. It sits inside Wilmington city limits, with most homes built between the 1950s and the late 1970s, and it’s a short drive to UNCW, the hospital, Monkey Junction and the Gary Shell Cross-City Trail.
I’m Tabi, a REALTOR® here in Wilmington, and Pine Valley comes up a lot when buyers tell me they want a “real” neighborhood with mature trees and a central location instead of a brand-new subdivision. This guide walks through where it is, what the homes are like, what you’ll pay in taxes and utilities, and the practical things to check before you make an offer.
Where Pine Valley is and what’s nearby
Pine Valley is in the 28412 ZIP code, south of UNCW and roughly halfway between downtown Wilmington and the beaches. Locally, “Pine Valley” is used two ways: for Pine Valley Estates, the original subdivision laid out around the golf course on streets like Pine Valley Drive, and more loosely for the surrounding area along South College Road, South 17th Street and Shipyard Boulevard. The country club’s address is 500 Pine Valley Drive.
Public places you’ll use from here:
- Pine Valley Library — a New Hanover County Public Library branch at 3802 S. College Road.
- Halyburton Park — a city nature park at 4099 S. 17th Street with a 1.3-mile walking and biking path, picnic shelters, a playground and an environmental education center.
- James E.L. Wade Park — a 16.78-acre city park at 3500 Bethel Road with a half-mile trail around a creek, a playground and picnic shelters. It’s also the southern end of the Cross-City Trail.
- Novant Health New Hanover Regional Medical Center — the area’s main hospital, at 2131 S. 17th Street, a short drive north.
For groceries and everyday errands, most people head to the shopping along South College Road, up toward the Shipyard Boulevard and UNCW area, or south to Monkey Junction.

Homes in Pine Valley
Pine Valley Estates was built out from the 1950s through the late 1970s, with a few homesites sold after that (Nest Realty neighborhood guide). Brick is the common thread. You’ll see a lot of single-story brick ranches, plus some two-story Colonial-style homes and a few bungalows. Homes.com lists 1974 as the median year built for the wider Pine Valley area. Streets follow an older, mostly grid-like pattern, and many lots have mature pines and hardwoods. Some homes back up to the fairways.
What that means for you as a buyer:
- Updates vary a lot. Some homes have been fully renovated. Others still have original kitchens, baths and systems. Budget for a thorough inspection, and ask about the roof age, HVAC, electrical panel and plumbing (galvanized or cast-iron lines are worth asking about in homes this age).
- Trees are part of the deal. Mature trees give shade, but they also mean gutters, roofs and storm prep. Ask about any past tree damage and when trees were last trimmed.
- Golf-course lots can come with stray balls and some foot and cart traffic. Visit at different times of day.
- HOA rules differ by street and section. Many older sections have light or no HOA. Always read the recorded restrictions for the exact lot.
Market snapshot
Redfin’s Pine Valley neighborhood data shows a median sale price of $476,367 in September 2026, up 4.7% year over year, based on 16 sales. Homes took a median of 57 days to sell. Homes.com puts the 12-month median at $461,250 with an average of $240 per square foot (as of September 2026). With only around 15 sales a month, these numbers move around, so I always pull fresh comps for the exact street and home type. The two sources also draw neighborhood lines a bit differently.
What my MLS shows
The MLS doesn’t track Pine Valley by itself, so I used ZIP code 28412, which covers Pine Valley and the streets around it. Here’s what it showed on October 17, 2026, for houses sold January through September 2026.
- Typical sale price: $430,094. Half the homes sold for more, half for less.
- Price per square foot: $241.
- Homes sold: 676.
- Time to sell: about 56 days.
The ZIP code is bigger than the neighborhood, so homes right in Pine Valley usually sell a bit above that typical price. What I see most often: a solid 1960s or 1970s house on a big lot, bought for the location and the club, then updated one room at a time. Ask me for recent sales on the streets you’re considering.
Taxes, utilities and flood risk
Jurisdiction: Pine Valley is inside the City of Wilmington. The U.S. Census geocoder places the country club area in Wilmington city limits, so homes there pay both city and county property tax. Confirm any specific parcel on the New Hanover County property search.
FY2026–27 property tax rates:
- New Hanover County: 30.6¢ per $100 of assessed value (unchanged in the budget commissioners adopted in May 2026).
- City of Wilmington: 33.15¢ per $100 (City Council adopted a 4.9¢ increase for FY27 in June 2026).
- Combined: 63.75¢ per $100. For example, a home assessed at $449,783 would owe about $2,867 a year in city and county property tax ($449,783 ÷ 100 × $0.6375). Your bill is based on the county’s assessed value, not your purchase price.
Water and sewer: Homes inside the city are generally on public water and sewer from the Cape Fear Public Utility Authority (CFPUA). CFPUA also bills the City of Wilmington’s monthly stormwater fee. CFPUA’s service-area map shows which treatment plant serves a given address. Confirm service for the specific property, and read my Wilmington water quality guide for background.
Flood risk: Pine Valley isn’t on the ocean or the river, but flood zones follow creeks, drainage and elevation, not just distance to the water. Look up the exact address on FEMA’s Flood Map Service Center and NC’s Flood Risk Information System (FRIS), and ask the seller about any past water intrusion. The City of Wilmington doesn’t take part in FEMA’s Community Rating System, so city homes don’t get a CRS discount on flood insurance. More on this in my Wilmington flood zones guide.
Parks and outdoor life
- Gary Shell Cross-City Trail — a 15-mile off-road, multi-use trail that runs from Wade Park through Halyburton Park and Empie Park to the Heide-Trask Drawbridge at the Intracoastal Waterway, the bridge to Wrightsville Beach (City of Wilmington). Pine Valley is near its southern end, so you can walk or bike a long stretch of the city without riding on the road.
- Halyburton Park — a 60-acre nature preserve with a 1.3-mile path, picnic shelters, a playground and nature programs (Wilmington and Beaches CVB).
- Wade Park — 16.78 acres with a half-mile creekside walking trail and a playground (City of Wilmington).
- Pine Valley Country Club — a private, members-only club established in 1955 with an 18-hole golf course, six lighted clay tennis courts, a pool and dining. The pool and courts belong to the club, not the neighborhood, so you need a club membership to use them. Owning a home in Pine Valley doesn’t include one. The club offers several membership categories. Contact the club for current options and terms.
Getting around
Pine Valley’s main advantage is its central location. From the club area, typical drive times are:
- UNCW: roughly 5–10 minutes
- Novant Health New Hanover Regional Medical Center: roughly 5–10 minutes
- Downtown Wilmington: roughly 15–20 minutes
- Wrightsville Beach: roughly 20–25 minutes
- Carolina Beach: roughly 20–30 minutes
- Wilmington International Airport (ILM): roughly 15–25 minutes
All times depend on traffic. College Road and Shipyard Boulevard back up at rush hour and when UNCW is in session.
Road projects to know: NCDOT has two planned College Road projects next to Pine Valley. U-5702A (New Centre Drive to just south of Shipyard Boulevard) adds through and turn lanes and a concrete median, with construction listed for February 2031. U-5702B (Shipyard Boulevard to Carolina Beach Road) is studying a modified superstreet design with continuous-flow intersection approaches at South 17th Street. Its construction is currently listed as unfunded. Both come from NCDOT’s project page as of September 2026, and schedules can shift. Schools
Pine Valley is served by New Hanover County Schools. Pine Valley Elementary is located in the area at 440 John S. Mosby Drive. Other schools often assigned to Pine Valley addresses include Roland-Grise Middle and Hoggard High. Assignments are set by address and can change, so check the current assignment for any home with the district’s School Locator tool.
Is Pine Valley a good match for what you want?
Pine Valley may be a good match if you want:
- An established street with mature trees and mostly mid-century brick homes
- A central location with short drives to UNCW, the hospital and College Road shopping
- Public city water and sewer, and access to the Cross-City Trail and nearby city parks
- The option of joining a private golf and tennis club close to home
It may be less of a fit if you need new construction or a builder warranty, want a lower tax rate than the city’s (unincorporated county areas skip the 33.15¢ city rate), want a waterfront lot or a boat slip, or want a neighborhood pool included with your home without joining a club.
