Where is Castle Hayne, and what should you know about Castle Hayne NC homes? Castle Hayne is an unincorporated community in northern New Hanover County, along the Northeast Cape Fear River where US 117 and Castle Hayne Road (NC 133) run north out of Wilmington. It’s outside Wilmington city limits, so you pay county taxes plus a county fire district tax, not city taxes. You’ll find older homes on bigger rural-feeling lots, a few newer riverfront and townhome communities, and a large county park.

I’m Tabi, a REALTOR® with Coldwell Banker Sea Coast Advantage, and I help people find their home between the river and the sea. Castle Hayne comes up a lot when buyers want to stay in New Hanover County but trade a bit of drive time for river access, more space or a newer home. Here’s what I’d want you to know before you start touring.

Where Castle Hayne is and what’s nearby

Castle Hayne sits in the northern part of New Hanover County, north of the I-140 bypass and along the east side of the Northeast Cape Fear River. The main roads are Castle Hayne Road (NC 133), US 117 and Holly Shelter Road. The Castle Hayne mailing address (ZIP 28429) also covers some newer subdivisions to the east, closer to US 17 and I-140, so “Castle Hayne” on a listing can mean a few different settings.

The area has real farming roots. Between 1905 and 1908, Wilmington developer Hugh MacRae set up several farm colonies in southeastern North Carolina, and Castle Hayne was founded as one of them. NCpedia notes it’s one of only three of those settlements that survive today. Flowers followed: according to the area’s remaining flower farm, Castle Hayne was one of the largest fresh-cut flower producing areas in the country before World War II.

What’s nearby, in rough drive times (depending on traffic):

  • Downtown Wilmington: roughly 15–25 minutes
  • Wilmington International Airport (ILM): roughly 10–20 minutes
  • Novant Health New Hanover Regional Medical Center: roughly 20–30 minutes
  • Wrightsville Beach: roughly 25–40 minutes
  • Porters Neck and Market Street shopping: roughly 15–25 minutes

Moving to Wilmington?

Tell me a little about what you’re looking for, and I’ll send over the Castle Hayne and northern New Hanover County homes that fit, plus my honest take on each one.

Castle Hayne NC homes

Housing here is a mix. Along the older roads you’ll see ranch homes, farmhouses and manufactured homes, often on larger and more wooded lots than you’d find closer in. Then there are newer planned communities, several of them on or near the river. Here are the ones I confirmed carry a Castle Hayne address:

River Bluffs

River Bluffs is a gated community on the Northeast Cape Fear River, off Castle Hayne Road (the sales office is at 3571 Hansa Drive). Its website lists a marina, a riverwalk, a pool, tennis and pickleball courts, a community farm and trails, and says more than a third of the land is set aside for preservation. Several custom builders work here. In September 2026, Charter Building Group advertised homes starting in the mid $700s and homesites from the high $200s.

Sunset Reach

Sunset Reach is a newer gated community at the end of Rockhill Road, also on the Northeast Cape Fear River. Its website describes 74 homesites and 63 townhomes, a 12-acre lake with a kayak launch, a riverfront boardwalk and boat slips with river access. It says the lakeside pool and clubhouse are planned for summer 2027. Featured homes on the site were listed at about $665,000 to $715,000 in September 2026.

Sidbury Station and The Landing at Sidbury Station

Sidbury Station has a Castle Hayne address (6456 Zoysia Way), but it sits on the eastern side of the ZIP near Sidbury Road, with quick access to US 17 and I-140. It isn’t on the river. D.R. Horton builds single-family homes there, advertised from $383,490 in September 2026. Next door, The Landing at Sidbury Station is a two-story townhome section advertised from $269,999. D.R. Horton lists a pool, clubhouse, pickleball, playground and pond for the community.

Builder prices are starting points. They may not include lot premiums, upgrades or HOA dues, and they change often. My new construction guide for the Wilmington area covers what to watch for when you buy from a builder.

Market snapshot (ZIP 28429): Over the three months ending September 2026, the median sale price in ZIP 28429 was $412,273, up 3.1% from the same period a year earlier. Homes took a median of 70 days to sell, compared with 51 days a year before, and sold for about 99.0% of list price on average (Redfin, ZIP-level data, three months ending September 2026). ZIP data mixes older resale homes, new construction and townhomes, so any single community can run well above or below it.

River access, and what my MLS shows

One thing to know up front: Castle Hayne’s water is the Cape Fear River and the Northeast Cape Fear River, upstream. It’s made for a jon boat, a kayak, or an afternoon of fishing. It is not a quick ride to the Intracoastal Waterway or the ocean. If you want salt water and a boat slip near the beach, look at Masonboro or Wrightsville instead. If you want room, a country feel, and a river out back, Castle Hayne gives you that inside New Hanover County at one of the lowest prices in the county.

Here’s what my MLS showed for Castle Hayne on October 17, 2026. These are houses sold from January through September 2026.

  • Typical sale price: $408,864. Half sold for more, half for less.
  • Price per square foot: $218.
  • Homes sold: 220.
  • Time to sell: about 61 days.

For comparison, Wilmington as a whole over the same months: typical price $458,511 and $278 per square foot.

Taxes, utilities and flood risk

Property taxes

Castle Hayne is in unincorporated New Hanover County. For fiscal year 2026–27, the county rate is 30.6 cents per $100 of assessed value, and the Fire Service District rate for the unincorporated county is 7.25 cents. That’s a combined 37.85 cents per $100. On a home assessed at $400,000, that works out to about $1,514 a year before any other fees. Unincorporated properties also pay a county stormwater fee, which shows up as a separate line on the tax bill. There’s no City of Wilmington tax here. My local property tax guide compares the rates town by town.

Water and sewer

It depends on the street. Cape Fear Public Utility Authority (CFPUA) says its Richardson Water Treatment Plant serves northern New Hanover County, including parts of Castle Hayne, using groundwater from the Castle Hayne and Pee Dee aquifers. Other homes, especially older ones on larger lots, may use a private well and septic system. Always confirm the water and sewer source for the specific address. If it’s a well, plan on a water test during your due diligence. My Wilmington water quality guide has more.

Flood risk

With the Northeast Cape Fear River and its low-lying edges running through the area, flood zone matters here, especially for riverfront lots. Look up any address on FEMA’s Flood Map Service Center (msc.fema.gov) and on North Carolina’s Flood Risk Information System (fris.nc.gov). Because unincorporated New Hanover County takes part in FEMA’s Community Rating System, flood policies in the high-risk zone there get a 15% discount. Confirm the current discount with your insurance agent. My flood zones guide and homeowners insurance guide go deeper.

Parks and outdoor life

Northern Regional Park at Castle Hayne (4700 Old Avenue), formerly called Castle Hayne Park, is the big public amenity. According to New Hanover County Parks & Gardens, it has:

  • An 18-hole disc golf course
  • Six pickleball courts
  • Four lighted football/soccer fields and a baseball practice field
  • A 1.7-mile asphalt walking trail
  • A full basketball court, a multi-age playground and two reservable picnic shelters

The park is open 8 a.m. to sunset, and its lighted athletic facilities stay open until 10 p.m. The county is also adding two more multipurpose fields, a pump track, parking and road improvements. The county’s project page says the pump track asphalt is done and the expected opening is early fall 2026, so check with Parks & Gardens (910-798-7620) before you plan a visit.

On the river: the Castle Hayne Boating Access Area at 6418 Orange Street is a public boat launch on the Northeast Cape Fear River near the US 117 bridge. State rules set a no-wake zone on the stretch of river beside it. Inside River Bluffs and Sunset Reach, marina and boat slip access is set by each community, so ask for the HOA documents and any slip deed or lease terms.

Sunset over marsh and open water with a bridge in the distance, the kind of river scenery that draws people to Castle Hayne NC homes
River, marsh and sunsets: the water is the reason a lot of people look at Castle Hayne.

Getting around

Most trips start on Castle Hayne Road (NC 133) or US 117 heading south into Wilmington, or on I-140, which links over to US 17 and Porters Neck and west toward Brunswick County. I-40 is also close, which helps for trips toward Raleigh. The Wilmington Urban Area MPO lists a planned roundabout at Castle Hayne Road and North 23rd Street (project U-5954). NCDOT has also studied improvements on NC 133 from I-140 to Division Drive (U-5863). I couldn’t confirm current construction dates for either one, so check NCDOT before you count on them. My 2026 road projects roundup covers the bigger regional changes.

Schools

Castle Hayne is served by New Hanover County Schools. In 2026, builder materials for communities here listed schools such as Castle Hayne Elementary, Holly Shelter Middle and Laney High. School assignments are set by address and can change. Confirm the current assignment for any home with the district’s School Locator.

Is Castle Hayne a good match for what you want?

Castle Hayne may fit well if you want:

  • A New Hanover County address with county-only taxes (no city tax)
  • Access to the Northeast Cape Fear River, from a public ramp or a community with a marina or slips
  • Larger or more wooded lots on the older roads
  • New construction, from builder townhomes to custom riverfront homes
  • Quick access to I-140, I-40 and the airport

It may be less of a fit if you need a short drive to the beach, sidewalks and shops within walking distance, or guaranteed city water and sewer. Riverfront and low-lying lots also call for careful flood zone and insurance checks.
